Providing clear evidence of this – as well as demonstrating that all the statutory and contractual obligations to both the lessor and tenant have been fulfilled – will be of vital importance in the event of a personal injury claim. The first two best practice systems are presented below. The remaining three systems will be presented in next month’s issue of the REIQ Journal. Best practice system one: Completing entry inspections and accurate inspection reports Property managers must ensure that all rental properties they manage are inspected prior to a tenant moving in and that the entry condition report is completed accurately. The entry condition report should be a written visual of the property and describe the property condition in detail. The tenant is required under the Residential Tenancies Act to be given two signed copies of the report (by the lessor or agent); on or before the day they take possession of the property. This is commonly presented with their “sign-up kit” on the day they move, when all monies are paid and all documentation is signed.
