Q: Colliers International Townsville was one of the first businesses in the city to commit to a carbon neutral office. What has this commitment involved? A: Our strategy to become carbon neutral involved a multi-phase process which included the engagement of an external consultant and the input and commitment of key team members. Phase one of Colliers International Townsville Carbon Neutral strategy involved the assessment and calculation of the organisation’s carbon footprint. Phase two involved swapping high CO2 producing but cheap incandescent light globes for low CO2 producing but more expensive fluorescent globes. Phase two focused on our residential clients. We understood that fluorescent globes were too expensive for some of our clients so we purchased a bulk order of low CO2 globes. These globes were available to every tenant on a “first in” basis and we completed the installation tasks within 60 days. Finally, tenants where asked to sign over carbon rights associated with the installation process and this contributed to offsetting the carbon impacts of Colliers International Townsville. In the longer term, the business not only intends to remain carbon neutral, but also to develop a knowledge base to assist our tenants and owners towards sustainability. This can provide immediate advantages such as the cost savings associated with a reduction in power usage by using energy saving strategies in building and tenancy requirements. Ultimately, the energy consumption of a property will become a key factor in its value. Q: What commitment did your agency make to the smart home project with the Rotary Club of Mundingburra, and what have you gained from the project? A: We made a joint commitment to market and auction the Rotary sustainable house in conjunction with the Rotary Club of Mundingburra. This project had two basic goals: to increase community awareness about sustainable housing and its benefits; and to raise money for several organisations, primarily the Spinal Injuries Association. Our total contribution to supporting this worthy project was $15,500 in marketing services and some 65 hours of staff time. We enlisted the help of the Townsville Bulletin who assisted with the sales advertising package, and sourced the services of well regarded local auctioneer Peter Stephens who also donated his time to conduct the auction.
