34 INDUSTRY RESEARCH Yvette Burton, Research Analyst, REIQ Following the council amalgamations in mid March this year, these three suburbs are now located within the new Logan City Council area. Toowoomba Regional With a house median of $160,000 the most affordable town in the Toowoomba shire for the 12 months to the end of March 2008, Millmerran, also ranked within the top 10 for the state. Toowoomba’s second most affordable town was Yarraman with a house median of $170,000; followed by Clifton with a median on $172,500. Sunshine Coast The coastal suburbs and towns of the Sunshine Coast are more often than not among the region’s most expensive, so it is no surprise that the Sunshine Coast hinterland features in the region’s most affordable. The region’s most affordable town, with a house median of $315,000, was Cooran, located about 10 kilometres off the Bruce Highway and less than an hour’s drive from Noosa Heads. Nambour and nearby Burnside followed with medians of $340,000 and $346,500 respectively. Central Queensland Coast The most affordable towns and suburbs in the major regional centres of Queensland’s central coast all recorded medians under $350,000. Fraser Coast’s most affordable was Aldershot, located 10 kilometres north of Maryborough, with a house median of $207,250. In Bundaberg, the most affordable was Walkervale with a median of $235,000 for the 12 months to the end of March 2008. The beachside suburb of Barney Point recorded Gladstone’s most affordable house median with $299,000. Located about 40 kilometres south of Rockhampton, MountMorgan recorded a house median of $125,000. North Queensland Coast For the major regional centres of Mackay and Townsville, the most affordable town and suburb recorded a house median of close to $300,000. In the Mackay region, the town of Sarina topped the list with a median of $295,000, while in Townsville the suburb of Kelso (formerly of Thuringowa) was most affordable with a median of $305,000. Approximately 30 kilometres north of Innisfail, the town of Babinda recorded the most affordable house median for the Cairns region. With a median of $190,750 for the 12 months to the end of March 2008, Babinda also ranked as the ninth most affordable for the state.
