It will have to be replaced by a more expensive and distant Intermodal Transport Hub or Inland Port, possibly by using part of the Army’s 4,500-hectare Greenbank Military Training area. Indeed, without an Inland Port, container volume to and from the Port of Brisbane is expected to double or even triple by 2022. Such a jump will be unsustainable if hauling continues to rely on B-doubles rumbling through increasingly built-up neighbourhoods and down crowded access roads. Presently trucks carry 85 to 95 per cent of the 1,700 containers that come in and go out of the port on a daily basis – a ratio that’s sure to be sustained unless government makes an immediate commitment to an inland port. The second elephant is the lack of attention the government pays to facilitating the creation of potential development sites, particularly in terms of planning, charging regimes or DA processing. Another elephant involves our public transport system, which works well for workers going to and from work in Brisbane’s CBD, but can be hellish for someone who lives more than 7 kilometres from the city and needs to get to work in another outer suburb. A subway system may be in order. If LA can do it, surely we can? Finally, it needs to be considered that while South East Queensland’s industrial property market is protected from any significant downturn in the foreseeable future because of the commodities boom and influx of immigrants, we run the risk of inhibiting progress by failing to bring new industrial land on-line. This isn’t because of a lack of potential sites – there are many – but because the cost to the developer is prohibitive and the red tape involved too onerous. While all tiers of government finally seem to be willing to spend at the levels needed, and should be given credit for doing so, a failure to focus on more mundane deeds like providing utilities to greenfield areas on an affordable basis will inhibit the growth we’ve all come to expect.
