REIQ Journal : October 2008
40 INDUSTRY RESEARCH # All figures are as at: 20-Aug-08 and are subject to further revision Yvette Burton, Research Analyst, REIQ The top performer in the state was River Heads, where the median house price increased by 50 per cent to $405,000. The silver and bronze medals went to Burleigh Heads and Clear Island Waters respectively, where prices increased by more than 35 per cent. These medians were both strongly influenced by boutique, waterfront properties, which attracted higher prices because of their limited availability. Rounding out the top five were Wamuran, where the median acreage house price increased by 28.9 per cent to $582,000 and East Toowoomba, which increased 27.8 per cent to $382,500. JUNE QUARTER 2008# Locality RIVER HEADS ~ BURLEIGH HEADS ~ ƒ EAST TOOWOOMBA ~ FLINDERS VIEW ~ * CARINDALE ~ NANANGO ^ ~ DALBY ^ ~ BANKSIA BEACH ~ ƒ The large fluctuations in median sale prices for these top five performers is the result of the prestige end of the market performing well over the quarter. While buyers and sellers have continued to show caution during the June quarter, significant price increases or decreases in specific areas should be kept in context. These June quarter results set the platform for the market to move forward as interest rates begin to come down and indicate that the Queensland housing market remains resilient. “ The calculations of percentage change in median prices compare preliminary estimates in the current period with preliminary estimates in the previous period (SD) Statistical Division - including the shires of Brisbane City, Redland City, Logan City & Moreton Bay Regional ^ Denotes acreage house sales - on land size greater than 2,400m2.
